When Elliot can't help
Elliot is good at a lot of things but not everything. Here's what's outside its remit, and what to do instead.
Legal advice
Elliot can tell you what the law generally says — that Part 4 tenancy notice periods vary with length of tenancy, that rent pressure zones cap increases at 2% per annum, that the RTB handles disputes. Elliot can't tell you whether your specific situation would win a tribunal, whether your eviction notice is legally watertight, or whether a tenant has grounds to sue.
For that: speak to a solicitor. The RTB also runs a free dispute resolution service for common tenancy issues at rtb.ie.
Tax advice
Elliot can summarise what your portfolio earned and spent, and export the data for your accountant. Elliot can't tell you whether a specific expense is deductible under Schedule F, how to structure your landlord business for tax efficiency, or what to declare on your Form 11.
For that: speak to your accountant. They're better at it and they're insured for the advice.
Medical, emergency or safety judgments
If a tenant reports a gas leak, a fire risk, an electrical hazard or any other safety emergency, Elliot will flag it as urgent but won't make safety decisions for you. Emergencies need a human — you or a qualified contractor — on-site quickly.
For gas emergencies in Ireland: call Gas Networks Ireland on 1800 20 50 50. For electrical emergencies: ESB Networks on 1800 372 999.
Predicting the future
Elliot can summarise trends in your portfolio — rent growth, maintenance frequency, seasonal patterns. Elliot can't predict what rents will be next year, whether a specific tenant will default, or whether a property value will rise.
For that: market research, your own judgment, and time.
Things outside your workspace
Elliot only sees the workspace you're currently in. It can't:
- Compare your portfolio to other Anchorlet customers' portfolios
- Look up properties on the public web
- Check the RTB register directly
- Pull data from Revenue or any other government system
If you have multiple workspaces, Elliot sees only the one you're active in. Switch workspaces to ask about a different one.
Tasks that require action outside Anchorlet
Elliot can draft emails but can't actually send them without your review and approval. Elliot can tell you a tenant is late with rent but can't chase the payment on your behalf. Elliot can flag that an RTB registration is due but can't register the tenancy for you.
The rule: Elliot reads and analyses, you act.
If Elliot gives a wrong answer
AI assistants occasionally get things wrong — misreading a document, confusing two similar properties, or fabricating a detail that sounds right but isn't. If Elliot says something that doesn't match what you know to be true:
- Check the source — Elliot will usually tell you which issue, property or document it's drawing from
- Ask a clarifying question — "Are you sure? I thought the lease was for 12 months, not 24"
- If it's genuinely wrong, let us know at support@anchorlet.ie so we can investigate
Elliot won't get better just because you're frustrated with it. Specific, concrete reports of wrong answers (with the original question and the wrong response) help us improve the underlying system.
