What Elliot can do

Elliot is the AI assistant built into Anchorlet. Think of Elliot as a very well-organised staff member who has read every lease, every email and every issue in your portfolio — and can answer questions instantly.

Things Elliot is good at

Answering questions about your portfolio

  • "What's outstanding at 14 Shrewsbury Road?"
  • "Which of my properties has the oldest BER cert?"
  • "How many issues did I close last month?"
  • "Show me every tenant whose lease expires in the next 90 days."

Reading documents

  • "What does the lease at Apartment 4B, Ailesbury Park say about pets?"
  • "Summarise the BER cert for 23 Vico Road."
  • "Did the tenant at 8 Brighton Square sign the addendum?"

Drafting emails

  • "Draft a reply to Mary O'Sullivan about the boiler — polite, say the plumber will be there Thursday."
  • "Write a rent review notice for Apartment 2, Burlington Road — 2% increase, effective 1 June."

Drafts are always shown to you before anything is sent. Elliot never emails anyone without your explicit click.

Catching things you'd miss

  • "What have I not replied to in the last two weeks?"
  • "Any issues that have been open for over 21 days?"
  • "Which tenants haven't paid yet this month?"

Things Elliot can't do

  • Send emails on its own. Everything goes through your review first.
  • Change data without you asking. Elliot can suggest edits but won't silently modify records.
  • See outside your workspace. If you have multiple portfolios, Elliot only sees the one you're currently in.
  • Predict the future. Elliot can summarise trends but isn't an oracle for rent forecasts or market advice.
  • Replace legal or tax advice. If something looks like a real dispute, Elliot will tell you to speak to a solicitor.

How to ask Elliot well

Short and specific works better than long and vague.

  • ❌ "Hi Elliot, could you maybe have a look and tell me what's going on with the properties?"

If you're not sure how to phrase something, just ask plainly. Elliot will ask follow-up questions if needed.

Privacy

Your data is never used to train any AI model. Elliot uses Anthropic's Claude, which processes your questions to generate answers and then forgets. Nothing you ask or share with Elliot is retained by Anthropic beyond the request. See Privacy and your data for the full detail.
