Welcome to Anchorlet

Anchorlet is property management software built for Irish landlords and property managers — by someone who's been one for 20+ years. If you've been running your portfolio on spreadsheets, WhatsApp messages and a filing cabinet full of leases, you're in the right place.

What Anchorlet actually does

Think of Anchorlet as the single place where your whole rental operation lives:

  • Properties — every address, every lease, every tenant, every inspection
  • Issues — maintenance tracked from first report to resolution, with automatic escalation when things go quiet
  • Documents — leases, BER certs, insurance, receipts, all searchable and tied to the right property
  • Mail — tenant emails forwarded into Anchorlet, sorted by property and linked to existing issues
  • Elliot — an AI assistant that reads your data and helps you answer "what's outstanding?", "what did the tenant email say?", "draft a reply to Mary"

Where to start

If this is your first time: head to Creating your first portfolio. Ten minutes and you'll have a live workspace with your first property.

If you're a property manager: you may have been invited into someone else's portfolio already. Check your email for an invite link. Also read Workspace roles explained to understand what you can and can't do.

If you've got more than a few properties: skip straight to Bulk upload via CSV. You can have 50 properties loaded in five minutes.

A word on Elliot

Elliot is the AI assistant baked into Anchorlet. You can ask Elliot things like:

  • "What's outstanding at 14 Shrewsbury Road?"
  • "Draft a reply to the tenant at Apartment 4, Burlington Road who emailed about the boiler."
  • "Show me every property where the BER cert expires in the next six months."

Elliot only ever sees the data inside your workspace. It can read, but it can't send emails or change anything without your say-so. More on this in What Elliot can do.
