Creating your first portfolio
A portfolio (sometimes called a workspace) is the container for everything relating to one owner's properties. If you own properties yourself, you'll have one portfolio. If you're a property manager with multiple landlord clients, you'll have one portfolio per client.
To create a portfolio
- Log in to Anchorlet.
- Click your workspace name in the top-left of the dashboard.
- Click New portfolio at the bottom of the dropdown.
- Give it a name (e.g. "Smith Family Properties" or just "My Rentals").
- Click Create.
You'll be taken to the import screen where you can add your first property.
Why one portfolio per owner?
Every portfolio has its own data, its own contractors, its own mail routing, and its own team members. Keeping them separate means:
- Tenant emails for one landlord never cross-contaminate another landlord's inbox
- Documents stay with the right owner for tax and legal purposes
- You can invite different team members to different portfolios without exposing client data
- Each portfolio can be billed separately if needed
Who can create portfolios?
- Landlords can always create their own portfolios.
- Independent property managers (those running their own books) can create portfolios for each client.
- Property managers invited into someone else's portfolio can't create portfolios from within that context. If you need to manage your own clients as well, see Workspace roles explained.
